Are shipping containers fire resistant?

The short answer

Yes, the shell itself will not burn. Every container is welded from 14-gauge Cor-Ten steel on every wall, the roof and the door frame, and steel carries no fuel to ignite. What changes the picture is everything you put inside it afterward: wiring, insulation and stored materials each carry their own fire risk, and a sealed steel box holds heat and smoke in rather than venting them.

What the steel actually resists

A container is a welded box, not a framed structure with a wood skeleton somewhere behind the panels. The walls, the roof and the door frame are all the same 14-gauge Cor-Ten steel, seamed and corner-posted, with nothing combustible in the shell itself. Set one down near brush, a burn pile or a neighboring fire, and the exterior simply has nothing to catch.

That is a real advantage over a wood-frame shed or a job trailer, and it is one of the quieter reasons crews park a container on a site instead. The steel does the work without anyone thinking about it.

What changes the answer once you open the doors

The fire question stops being about the box the moment something goes inside it, and three things account for almost all of the actual risk.

  • Wiring: electrical work on any container we build out is roughed in only. A licensed electrician handles the final hookup and the inspection, and we do not pull permits. Bad wiring, not steel, is the usual cause of a fire in a converted box.
  • Insulation: spray foam and rigid board are not the same material, and they do not burn the same way. Ask what is going into a build-out before it goes in, and raise it with the shop rather than assuming.
  • Contents: fuel, propane, chemicals and even a full load of hay all carry their own fire risk regardless of what they sit inside. A sealed steel box does not vent the way open storage does, so a fire that starts inside runs hotter and smokier than the same fire in the open.

Plain storage versus a finished build-out

A closed, unwired container full of tools and equipment is about as low a fire risk as storage gets. Nothing in the box generates heat, and the steel will not carry a fire in from outside. That covers most of what leaves our yard.

A mobile office or a finished shop, with wiring, insulation and maybe a heater, is a different conversation. Treat it the way you would treat a small structure, because functionally that is what it has become. That is exactly why the electrician and the inspection step exist.

The honest limit on this answer

We are not a fire code office and we do not issue ratings. If a fire-specific question matters for insurance, a permit or a finished build-out, that is a conversation for your county and, for the wiring itself, your licensed electrician doing the final hookup. What we can tell you honestly is what the steel does on its own, which is a lot, and what it does not do, which is protect anything you decide to put or plug in behind those doors.
