Year round use

Insulation: comfort, and the dew point.

Most people come to insulation for the obvious reason. They want to work in the container in January without seeing their breath, or in July without leaving after twenty minutes. That is a good reason and insulation delivers it.

The less obvious reason is the one that decides how the job gets built. Insulation changes where the cold surface in a container is, and that determines where moisture condenses. Get that right and you have a dry, comfortable building. Get it wrong and you have moved the damp somewhere you cannot see. This page is about both.

Bare steel is a terrible wall

A shipping container is about fourteen gauge Cor-Ten steel and nothing else. Steel conducts heat extremely well, which is exactly what you want in a cooking pan and exactly what you do not want in a wall.

The practical result is a box that tracks the outside temperature and then overshoots it in both directions. In full sun it runs hotter than the air outside. On a clear cold night it sheds heat fast and the interior surfaces get colder than the air inside them. Nothing you put in there is buffered from any of it.

  • Anything temperature sensitive, from paint and adhesives to batteries and electronics, is living through that full swing.
  • Anyone working inside is working through it too, which is what limits a container workshop to about two comfortable seasons.
  • The overnight cold surface is what drives condensation, so the swing is a damp problem as well as a comfort one.
  • A container that holds a temperature also costs far less to heat or cool, which matters the moment you add a mini split.

Insulation is what turns the shell into a building. It is the difference between a container you store things in and a container you use.

Spray foam or rigid panel, finished over

Our shop installs two systems, and the hub states them plainly: spray foam or rigid panel insulation, finished over, for comfortable year round use. Both are done in house in Woodlawn.

Spray foam

Foam is applied directly to the inside of the corrugated steel and expands into it. Because it goes on as a liquid and cures in place, it follows the corrugation exactly and bonds to it, which means there is no air gap between the insulation and the steel anywhere. That continuous contact is the property that matters most, and it is why foam is the usual answer when moisture is the main concern.

Rigid panel

Rigid panel is board insulation fitted into a framed interior. It goes in dry, it is straightforward to work around, and it suits builds where the interior is being framed out anyway for wiring, wall finishes or shelving. The framing is what makes it work, and it is also what has to be done carefully, because every gap between panel and steel is a place air can reach cold metal.

Both get finished over. We do not leave insulation exposed, partly because bare foam and bare board do not survive contact with tools, boxes and daily use, and partly because a finished interior wall is what makes the space feel like a room rather than a lined box.

Where the cold surface goes

This is the part that decides whether an insulated container stays dry, and it is worth two minutes.

In a bare container the coldest surface is the inside face of the steel, usually the roof. Warm damp air touches it overnight and drips. Everyone can see that happening, and everyone knows to deal with it.

Insulate the box and the interior surface you can see is now warm. The ceiling stops dripping and the problem looks solved. But the steel behind the insulation is still cold, and if interior air can find a path back to it, through a gap at a seam, an unsealed penetration, or a framing cavity, then the condensation carries on happening back there instead. Out of sight, against bare metal, with a finished wall over it.

That is the failure mode worth designing against, and it is the reason our shop treats insulation and ventilation as one specification rather than two products.

Two things prevent it. The first is continuous contact or a properly sealed assembly, so there is no easy route for interior air to reach the steel. The second is ventilation, so the interior air is not carrying enough moisture to matter in the first place. Neither substitutes for the other.

Insulation is what makes a mini split work

The hub names the pairing directly: paired with vents and a small HVAC or mini split, an insulated container is comfortable to work in all year.

The order matters. Putting a heater or a mini split into an uninsulated container is close to heating the outdoors, because the steel sheds whatever you produce almost as fast as you produce it. Insulate first and a small unit holds the space easily, because it is now working against a wall instead of through one.

Our electrical packages are roughed in for exactly this kind of build: panel, outlets and switches installed cleanly, ready for a licensed electrician to make the final hookup and get it inspected in your jurisdiction. We do not do the final connection or pull the permit, and we would rather be straightforward about that boundary than vague. We rough it in so your electrician and your inspector have an easy job.

When to insulate, and when not to bother

Insulation is not automatically the right call, and there is no reason to spend on it for a container that does not need it.

Worth insulating

  • Mobile offices. Not optional. Anyone spending a working day in the box needs the shell to hold a temperature.
  • Workshops you use year round. The difference between two usable seasons and four.
  • Anything temperature sensitive. Finishes, adhesives, some equipment, anything with a battery.
  • Dog kennels and animal use. Welfare, and it pairs with the ventilation those builds need anyway.

Usually not worth it

  • Plain dry storage. Tools, equipment, furniture and household goods generally need airflow far more than they need insulation.
  • Short term jobsite storage. Material lives on the pad for the length of the build and then leaves. Vents and a lockbox cover it.
  • Hay and feed. These want air moving through constantly. Insulating without a serious ventilation plan works against you.

We insulate containers you buy from us, containers you rent month to month, and containers you already own if they are structurally sound and wind and water tight. A full build out with insulation, electrical, lighting and finished walls is not a few day job, it usually runs one to a few weeks depending on scope and parts, and the real timeline comes in writing with the quote before any work starts.
